Every Angle of Commercial Solar ROI

The full financial case for commercial solar in Pune goes beyond just the electricity savings. Here's the complete picture:

  • 1 Electricity cost hedgeMSEDCL commercial tariffs have increased an average of 6% annually for the last 10 years. Solar fixes your energy cost today's price for 25 years, protecting against all future hikes.
  • 2 Net metering revenueSurplus generation exported to MSEDCL earns you credits at the applicable tariff rate. For businesses with weekend shutdowns, this can be substantial — essentially selling power you don't consume.
  • 3 ESG and CSR complianceMaharashtra's growing ESG disclosure requirements and corporate CSR mandates increasingly reward solar adoption. Several Pune-based companies have used their solar installations to fulfil a portion of their annual CSR obligation under Section 135 of the Companies Act.
  • 4 Asset value additionCommercial properties in Pune with existing solar installations command higher rental yields and sale prices — documented in multiple Pune commercial property transactions in 2023-24.

Our Energy Audit — What Others Skip

We Don't Quote. We Analyse.

Most solar companies give you a system size quote based on your bill alone. We conduct a proper commercial energy audit that uncovers the real opportunity.

1
Bill Pattern Analysis
We analyse 12 months of MSEDCL bills to understand your demand peaks, power factor, sanctioned load utilisation, and time-of-day consumption pattern — not just your average unit consumption.
2
Shadow & Orientation Study
We use PVsyst or Helioscope software to model your specific rooftop, including obstructions, roof slope, orientation, and inter-row shading for Pune's latitude. You see actual generation estimates for every month of the year.
3
Financial Modelling
Your proposal includes a detailed 25-year financial model: installation cost, depreciation schedule, monthly savings, cumulative return, IRR (Internal Rate of Return), and NPV — the same analysis your CA would want to see.
4
3 System Options
You receive three configurations — conservative, optimal, and maximum — each with different system sizes, costs, and returns. You choose what fits your budget and business goals, with complete transparency on every trade-off.

Case Study

Real Commercial Project — Chakan Industrial Belt

"Our auto-components manufacturing unit in Chakan was running on an MSEDCL LT Industrial connection with monthly bills of ₹1.8–₹2.1 lakh. After Sadguru Solar installed our 100 kW rooftop system, the last three bills averaged ₹32,000. That's a saving of nearly ₹18 lakh annually on electricity alone. The 40% depreciation in Year 1 saved us an additional ₹9.6 lakh in corporate tax. Our chartered accountant said it was the best capital allocation we made in the last five years."

Business Owner Questions

Commercial Solar FAQ — Honest Answers

Can I install solar on a rented commercial property in Pune?+
Yes, with the landlord's written consent. We provide a standard NOC template that landlords in Pune routinely accept. The key clause is that the system is removable at end of lease, though in practice, landlords often retain it as a property asset. Many Pune commercial tenants and landlords negotiate a shared savings arrangement — the tenant gets the depreciation benefit and the landlord gets a slightly reduced electricity contribution. We can help structure this conversation.
What MSEDCL commercial categories are eligible for net metering in Maharashtra?+
MSEDCL permits net metering for LT Commercial, LT Industrial, and HT consumers up to 1 MW capacity. For systems above 1 MW or large industrial consumers on HT supply, open access is the relevant mechanism — different rules apply. We handle MSEDCL applications across all commercial categories and zones in Pune. Your MSEDCL commercial category (shown on your bill) determines the applicable tariff for net export credits.
How does the 40% depreciation work in practice — do I claim it once or every year?+
Under the Written Down Value (WDV) method used for most business assets in India, you claim 40% depreciation in Year 1, then 40% of the remaining balance in Year 2, and so on. So if your system costs ₹10 lakh: Year 1 depreciation = ₹4 lakh, Year 2 = ₹2.4 lakh, Year 3 = ₹1.44 lakh, and so on. For the 30% tax bracket, Year 1 alone saves ₹1.2 lakh in taxes. We include a complete 5-year depreciation schedule in every commercial proposal so your CA can plan accordingly.
My MSEDCL demand is very high — will solar reduce my demand charges?+
Solar directly reduces your energy (unit) charges — which are the larger component of most commercial bills. Demand charges (based on your contracted/sanctioned load) are not reduced by solar generation, as they reflect your peak capacity requirement regardless of source. However, for businesses with high demand charges, we analyse whether load-shifting strategies combined with solar can allow you to reduce your sanctioned demand — which does reduce demand charges. This requires careful analysis of your load profile, which our free energy audit covers.
